Skylight

Beautiful natural light from above — but the most common leak source when improperly flashed.

Skylights are roof-mounted windows that bring natural light into interior spaces, transforming dark hallways, bathrooms, and kitchens. Modern skylights from Velux and Fakro offer energy-efficient double-pane glass, solar-powered venting, and integrated blinds. They are a popular upgrade during Bay Area re-roofs, especially in single-story homes and Eichlers where interior rooms can be far from exterior windows.

Why It Matters

Skylights are the most common source of roof leaks — but not for the reason most people think. Ninety percent of skylight leaks are caused by flashing failure around the skylight frame, not by the glass or seal itself. Improper flashing installation, sealant degradation, or debris accumulation in the flashing channels are the typical culprits. When we install or re-flash a skylight, we use continuous step flashing with a dedicated skylight saddle (cricket) on the uphill side to divert water. This approach eliminates the pooling that causes most skylight leaks.

My skylight is leaking — does it need to be replaced?
Probably not. Ninety percent of skylight leaks are caused by flashing failure around the frame, not the skylight unit itself. We can often resolve the leak by replacing or resealing the flashing for a fraction of the cost of a full skylight replacement. We always diagnose the source before recommending replacement.
Should I add a skylight during my re-roof?
A re-roof is the ideal time to add a skylight — the decking is already exposed, making the opening cut and flashing integration much easier and less expensive. Adding a skylight during a re-roof typically costs $1,500-$3,000 including the unit and installation, compared to $2,500-$4,500 as a standalone project.
