Flashing

Flashing is the sheet metal installed at every transition point on your roof — where the roof meets a wall, chimney, vent pipe, skylight, or valley. These thin metal pieces (typically aluminum, galvanized steel, or copper) are custom-bent and sealed to channel water away from vulnerable joints where two surfaces meet. Types include step flashing (along walls), counter flashing (at chimneys), valley flashing (where two roof planes meet), and pipe boot flashing (around vent pipes).
Why It Matters
Roughly 80% of all residential roof leak calls we respond to in the Bay Area trace back to flashing failure — not shingle or tile failure. Flashing is the most failure-prone component because it is subjected to thermal expansion and contraction, sealant degradation, and physical stress at every transition point. Chimney flashing is the most common culprit, followed by valley flashing and pipe boots. The good news: flashing repair is typically a fraction of the cost of a full roof replacement and can be completed in a single day.
